Portugal - purchase property

Choosing a property

The best place to find real estate is on idealista.pt. Google Street View can also help with your search, but be prepared for occasional reluctance to respond when dealing with real estate agents.

Reservation agreement

When purchasing real estate in Portugal, it is necessary to have a NIF, a bank account, verify the information in the land registry, and expect to pay a non-refundable deposit.

Escritura

Escritura is the final contract for the purchase of real estate in Portugal, signed at a notary's office. It includes the remainder of the price, taxes, and fees, and a translator is required.

Taxes

Buying property in Portugal means you have to pay two key taxes – IMT on transfer and annual IMI.

After purchase

After purchasing a property in Portugal, you will need to transfer the utilities and water, check the land registry, and take care of a few other matters.
